In August, housing markets across Broward and Miami-Dade counties continued to show steady momentum, with list prices holding firm despite seasonal shifts in selling times. Both markets reflect a balance between strong property values and measured buyer activity, underscoring a resilient environment where demand remains present but timing plays an important role. While each county carries its own nuances, the broader picture highlights stability in South Florida’s single-family home market.
 
Broward County: Average Days on Market and Sale to List Price Ratio
 
 
From September 2024 to August 2025, the housing market for single-family homes in Broward County showed steady prices alongside seasonal shifts in selling times. Median days to sell ranged from a low of 33 days in September 2024 to a peak of 48 days in February 2025, with most months settling in the upper 30s to low 40s. Meanwhile, median list prices remained relatively stable, fluctuating between $627,999 in November 2024 and $675,000 in April 2025. This trend highlights a resilient market where property values hold firm, even as selling timelines adjust with seasonal demand patterns. Overall, the data underscores stability in pricing with buyer activity pacing as the main variable.
 
Miami Dade: Average Days on Market and Sale to List Price Ratio
 
 
Miami-Dade County’s single-family home market showed both resilience in pricing and some seasonal variability in selling times. Median days to sell began at 31 days in September 2024 and climbed gradually to a peak of 50 days by August 2025, reflecting a slower pace as the year progressed. Meanwhile, median list prices remained strong, ranging between $699,995 in July 2025 and $750,000 in February 2025, with only modest shifts month to month. Overall, the market demonstrated stability in property values while buyer activity paced more cautiously, leading to longer selling times in the latter part of the year.
