This August, housing markets across Broward and Miami-Dade counties continue to show steady activity, with list prices holding firm even as selling times shift with seasonal trends. Both markets highlight the balance between strong property values and buyer pacing, reflecting a resilient environment where demand remains present but timing plays a key role. While each county has its own nuances, the overall picture points to stability in South Florida’s single family home market.
 
Broward County: Average Days on Market and Sale to List Price Ratio
 
 
This graph shows the housing trends for single family homes in Broward County from August 2024 to July 2025. The blue bars represent the median days it took to sell a home, while the yellow line shows the median list price. Overall, homes took longer to sell during the winter months, peaking in February 2025 at 48 days, before improving slightly in the spring. Meanwhile, list prices stayed fairly steady, fluctuating between about $629,000 and $675,000, showing stability despite changes in selling times.
 
Miami Dade: Average Days on Market and Sale to List Price Ratio
 

This graph shows the trends for single family homes in Miami-Dade County from August 2024 to July 2025. The blue bars highlight the median days it took to sell a home, while the yellow line shows the median list price. Selling times rose through the fall and winter, peaking at 45 days in January and February 2025, before easing slightly in the spring. Prices stayed fairly consistent, hovering between $700,000 and $750,000, showing that despite seasonal shifts in how long homes took to sell, values remained stable overall.
