Here's your July market update, helpful news and information to keep in mind.

Broward County: Average Days on Market and List Price Median

 
From July 2024 to June 2025, the Broward County single-family market experienced gradual seasonal shifts in both pricing and market pace. The median list price began strong at $675,000 in July, dipped slightly through the fall and winter, and rose again to match that high in April 2025. This reflects renewed seller confidence in the spring, following a softer pricing trend through November and December when the median list price dropped to $629,000 and $639,000, respectively. Meanwhile, median days to sell increased during the cooler months, rising from 29 days in July to a peak of 48 days in February, before improving slightly in the spring. Homes sold more slowly from fall through winter, then gradually picked up speed by May and June. Overall, the market remained steady, showing expected seasonal patterns: slower winter activity followed by a rebound in pricing and sales pace in the spring.
 

Miami Dade: Average Days on Market and List Price Median.

From July 2024 to June 2025, the single family home market in Miami-Dade County showed both resilience and subtle shifts. Median list prices remained strong, ranging from $695,000 to $750,000, suggesting sustained demand and confidence in property values. Meanwhile, median days to sell varied between 26 and 45 days. Homes sold most quickly in late summer and early fall, while marketing times lengthened during the winter months, peaking in January and February. By spring, days on market began to shorten again. Overall, these trends indicate a robust market where buyers remained active despite seasonal slowdowns, and sellers continued to secure competitive prices.
